The 10 Questions You MUST Ask Your Building Designer

Top 10 things to ask your building designer…

  1. Does your building designer have extensive experience in the design of tilt up building that relate directly to your building requirements.
  2. Ask to see the designs of at least 3 buildings that he has designed.
  3. Ask to speak to some builders that he works with as they will know if his designs are difficult to build and cost effective.
  4. If you are engaging your designer to complete the engineering plans as well you need to call these consultants yourself and ask the above questions of them also. As the wrong engineer could add 10’s of thousands of dollars to the design.
  5. Ask to speak to some past clients that have had similar buildings designed by them before.
  6. Give your designer as much information as you can in writing, the more direction that you give them the better.
  7. Make sure that they give you a written quote.
  8. Make sure that they commit to a reasonable time frame and provide you with a completion date.
  9. Ask to see Preliminary plans once the floor plans are complete, the more input you have along the way will save costly changes if they give you something that is completed and incorrect.
  10. Make sure that they are a specialist in the type of building that you require, more often than not a design and construct builder that specializes in the building you require will be able to provide you with the best design and price.

Q&A with Chad Henville – Director of commercial real estate agent Burgess Rawson

This month we sat down for a chat with Chad Henville, Director of commercial real estate agent Burgess Rawson. Here is what he had to say about the current state of the commercial sector in Perth and his predictions for 2013

Q – Tell us a little about the current state of the commercial sector in WA at the moment

A – Coming in to 2013 I think we will start to see an upturn in market sentiment, in particular within the owner-occupier market which is the main market in the industrial sector, approx. 80% of buyers are would-be owner-occupiers.

With interest rates remaining low, it’s more affordable to buy and there is certainly an opportunity here for owner-occupiers this year.

Since 2008’s global financial crisis (GFC) new supply has slowed right down. People were hesitant to buy and this has been pushing the increase of demands in rentals and rents. In 2013, we are likely to see an increase in demand for owner-occupiers to purchase across all property sizes.

Q – What’s the outlook for 2013 and are there particular investment opportunities in Perth?

A – 2013 is looking to be the tipping point for investment. Bank interest rates are heading down towards the inflation rate. Interests rates are low which reflects a conservative sentiment making it a good time to buy through smart investing.

There are good investment opportunities out there for the astute investor.

In Malaga, particularly in smaller units there are good opportunities on existing stock. Malaga’s infrastructure continues to improve with the proposed flyover on Malaga Drive. This new flyover will increase accessibility to the area and make it more attractive to owner-occupiers.

Balcatta continues to be tightly held with Bayswater and Bassendean also areas to keep an eye on as they slowly rejuvenate

People should keep an eye on Government spending. Money spent on infrastructure, road infrastructure in particular will enhance the value of Perth’s industrial suburbs.

Q – How can investors maximise the future potential on their investment?

A – By looking ahead. It’s important to find a builder who understands and follows new trends in the market and can predict the areas of your development that could increase your initial investment.

Why Tilt Up Construction is Rapidly Becoming a Developer’s Dream

Developer’s jitters. Who could blame those sitting on a block of land, trying to muster the courage to develop it in today’s economic climate?
But according to Adam Jupp from Rapid Tilt, it’s actually the perfect time to build.
“If you’re building for your own purposes, the time to do it is before the next boom,” Adam says. “Builders are quiet so prices are more competitive, and completion times are more expedient. If you have the land already or plan to stay in the premises there is still money to be made.”

When Emil Pucchini decided to develop a five-unit site, he engaged the services of Rapid Tilt. Five Years and Three Successful Development Projects

Sian Briggs recently interviewed commercial developer, Emil Pucchini.

When Emil decided to develop a five-unit site, he engaged the services of Rapid Tilt. Five years and three projects on, he is still singing the company’s praises.

Q: How did you come across Rapid Tilt?
A: I had a block of land in Ellenbrook and was looking for a builder. Adam was building opposite my block; I stopped to chat with him one day and he gave me some advice about what could be done. He helped me get all the permits from the shire and so on.

I was so happy with the first project I went back to Adam again for my second project. Then I used him a third time for a project in Clarkson.

Q: How and why did you get into property development?
A: I used to buy and sell property, but one day I started asking questions and realised the margin for the developer was reasonably good. I thought ‘why should I buy something that someone has already made a lot of profit out of? Why can’t I do that?’
Q: How competitive were Rapid Tilt’s prices?
A: Back then they were the most reasonable.  But to be honest, I was so happy with the first project that I didn’t even shop around for the second project. The main concern for me was to have the project done and be able to speak to a person, and get a reply and be able to make a decision.

Q: Did this level of service make the process less stressful?
A: For sure. Sometimes in these situations you just end up speaking to the receptionist, who has to pass a message to the boss, the boss needs to speak to the supervisor, the supervisor to the foreman… it’s a lot of mucking around. But with Adam, it was different. If I ring, he answers the phone. If I leave a message, he rings me back. For me, that type of involvement is very important. If I want to discuss something, I want to do it now; not next week or the week after.

Q: Would you recommend Rapid Tilt to fellow developers?
